Uttarakhand land prices rise 15% on average with new circular rates; Dehradun sees up to 22% hike, Rajpur Road up 9%, increasing stamp duty at registration.

Since the new circular land prices were introduced, purchasing land in Uttarakhand has become more costly, with prices rising by an average of 15%. Rajpur Road has experienced the largest increase, at 9%. Following the implementation of the revised rates by the administration, a greater stamp duty will be required at registration.

The revised circular rates that went into effect on Sunday have increased the land prices in Uttarakhand. While non-agricultural land prices in Dehradun have increased by up to 22%, the new rates represent an average increase of 15% throughout the state.

Land along Rajpur Road, one of the priciest sections of the city, has increased by 9% in accordance with the updated rates. The cost per square meter from Ghantaghar to the RTO office has increased from Rs 62,000 to Rs 68,000. Areas like Ghantaghar to Ballupur and EC Road have seen increases from Rs 50,000 to Rs 55,000 per square meter, while the stretch between the RTO office to Mussoorie bypass has gone from Rs 55,000 to Rs 60,000 per square meter.

On the suggestion of District Magistrate Savin Bansal, Additional District Magistrate (Finance & Revenue) KK Mishra announced the updated circle rates. New rates have been implemented in the district’s 1,044 non-agricultural areas (586 in Sadar) and 536 agricultural areas (174 in Sadar) in accordance with the directives. According to officials, 50 non-agricultural locations saw the biggest increases, reaching up to 22%, which increased the administration’s anticipated revenue.

Land registration will now be subject to greater stamp duty according to the updated land prices .With the highest prices given to land closest to key highways, the circle rates have once again been established based on distance from the main roads: within 50 meters, between 50 and 350 meters, and beyond 350 meters.

Rates have increased from Rs 35,000 to Rs 40,000 per square meter in Ballupur Chowk to Premnagar, Sahastradhara Road up to IT Park, and Jogiwala to Kuanwala, among other notable increases. The charges have increased from Rs 27,000 to Rs 30,000 per square meter in locations like IT Park to Chhatri Chowk, Saharanpur Road to Haridwar Road, and Lalpul-Kargi Road. The cost per square meter has increased from Rs 18,000 to Rs 22,000 in areas like Majra Road, Chandrabani Road, Shimla Bypass Road, and Mothrowala.

According to officials, the rate modification application was authorized after being submitted to the state government about eight months ago.
